URGENT SAFETY NOTICE

BALCONY, HALLWAY & STRUCTURAL HAZARD

Effective Immediately

For the safety of all residents, the following rules are now in effect:

  • ALL BALCONIES ARE CLOSED – No one is permitted to enter or use any balcony.

  • REMOVE ALL ITEMS FROM BALCONIES – Furniture, plants, and any other belongings must be removed immediately.

  • NO ITEMS ON WALLS – This includes cameras, decorations, or any personal belongings.

  • STAY CLEAR OF AREAS UNDER BALCONIES – Avoid walking or placing items beneath balconies unless absolutely necessary.

  • LIABILITY WARNING – Items placed in hallways are a tripping and fire hazard. All items found will be removed by the Association without further notice, and costs will be charged to the responsible unit owner.

  • HAZARD MITIGATION WORK – Emergency shoring/support installation and removal of loose or hanging concrete will begin as soon as possible.

Why this is necessary:
The engineer’s recent structural report identified several urgent safety hazards requiring immediate action:

  • Install emergency shoring/supports to prevent balcony collapse.

  • Remove/demolish wood roof overhangs over egress doors.

  • Remove loose or hanging concrete to prevent pedestrian injury.

  • Install shoring under/adjacent to all wood columns of roof overhangs on catwalks.

  • Begin concrete restoration plans and permitting immediately.

Your full cooperation is required to ensure everyone’s safety. Failure to comply will result in immediate removal of prohibited items and associated costs charged to the unit owner.

Do not place any items in the hallways of the Association. Any items left outside will be removed and disposed of.

This is not optional. These restrictions are required under Miami-Dade County Unsafe Structure Regulations and are for your safety. Should the Association need to contact legal counsel to gain access to your unit for the removal of items, the unit owner will be charged for all legal fees as well as the cost to remove and dispose of such items.
